Summary
Hub Business Center is a two-story modern office building located in an 80-acre commercial development north of Hagerstown, Maryland and accessible to Interstate 81. The highway interchange location is a convenient access to the I-81 and Maugans Avenue and provides a central location for employees of Susquehanna Bancshares (SBI) Loan Center.
Description
Susquehanna Bankshares Loan Center occupies 33,320-sf of the 35,730-sf first floor. As a major tenant with over 120 employees, the building is designed as a 24/7 facility with State-of-the-Art Systems Design. Due to the nature of the business, the SBI Loan Center Is provided with an emergency generator capable of 100% power to the facilities’ operation including HVAC systems.
Second floor occupancy is easily accessible through a Central Lobby core with an elevator, public toilets, and a monumental stair with glass railings. The Lobby is attractively finished with cherry wall panels, recessed in two-story arches and granite floor tiles. The second floor Lobby is open to the first floor, provides additional public toilets, and connects to a central corridor subdividing the building for multiple business occupancies.
The façade of the building is glass curtain wall in segmented arched bays of acrylic stucco. The exterior finishes attached to a steel frame structure with parapet walls extended above the roof to screened roof top mechanical systems. The roof top variable air volume systems provide simultaneous heating and air conditioning capability throughout the building with numerous thermostats for individual room controls.
Additional mechanical and electrical systems housed in a sub-basement area in a protected environment. The building protected throughout with a fully automatic sprinkler system and secondary fire suppression systems for a Central File Room for the SBI Loan Center. A unique Projection Clock is located in the Main Lobby above automatic sliding doors and projects a 6’ diameter clock face on the white granite floor.
