Summary
The Hub Plaza Building is a modern three-story office building encompassing 60,000-sf.
Description
The structure elevates the two upper floors in a continuous cantilever around the entire perimeter creating a floating appearance. The resulting 10’ recess on the first floor is articulated with landscape berms extending from sidewalk to sill height. Continuous ribbon windows on all floors provides for natural day lighting of the tenant spaces.
The floor plan is designed around a central lobby that divides the building in two wings with major entrances at either side of the building. Sloped glazing above a monumental stairway, rising three floors, additionally highlights the transparent link, developed by the see through lobby. Central corridors extend out from the elevated lobbies and terminate at two remote fire stairs at each wing. Two elevators within the lobby core provide vertical circulation and access to vending in the basement area.
The centralized lobbies provide shared tenant amenities including public toilets, janitorial, electric and telephone rooms. The central core is sub-divided by recessed fire shutters that automatically close with activation of the fire suppression system. This feature provides the monumental stair to serve as an independent fire stair and allows major tenants to occupy an entire wind with two independent means of egress. Tenant spaces are provided with continuous windows and high ceilings. Central corridors are wide and floors are finished with large ceramic tile in a diagonal pattern. Flooring throughout the central lobbies is polished granite in various colors and patterns.
The heating, ventilating, and air conditioning system is a variable air volume system that provides tenant flexibility and individual control of numerous zones. State-of-the-Art systems are provided for tenant usability with easy access to electric, telephone, and data with fiber optic connections.
Major tenants within the building include first floor occupancies of Antietam Health Services MRI Suite, 7,400-sf; the Al-Palmodoro Restaurant, 5,000-sf; a Hair Salon 1,290-sf; and Insurance Office 1,000-sf The second floor houses a Veterans’ Administration Clinic of 6,600-sf, Attorney Offices, Private Businesses, and Doctor’s Offices including a 2,500-sf Antietam Health Services Medical Lab Billing Office. The third floor will have an insurance company occupying 10,440-sf wing
