Sylvania Building
Summary
Four-Story Medical Office Building designed in 2004 with construction beginning February, 2005. The 23,000-sf first floor has a central Lobby open to the two top floors. A 13,550-sf basement houses electrical, telephone, domestic, and sprinkler system water, elevator lobby, and 10,000-sf storage spaces.
Description
First Floor tenants include 10,280-sf Potomac Family Medicine, 3,800-sf Hagerstown Medical Laboratory, 3,800-sf Urgent Care Center, and 4,500-sf Drive-up Pharmacy.
Second Floor occupancy includes 4,000-sf Physician Practice, 4,800-sf Physical Rehabilitation Center, 2,000-sf Radiology, and 4,000-sf Dental Office. Additional space remains on second and third floors for future tenants.
The building façade features a curved glass curtain wall system with red-bronze glazing, and rounded red horizontal glazing cap trim. A two-tiered canopy with clearstory windows provides cover at the main entrance and a 12’ cantilevered canopy at the side of the building provides a curved canopy for the Pharmacy window and Main Entrance for Urgent Care.
Building mechanical systems are located on the roof and screened by parapet walls. Seven individual variable air volume systems provide simultaneous heating and air conditioning throughout the building. Numerous comfort zones are available for each suite with this type mechanical system.
The building and parking lot lighting are custom designed with accent lighting on the building façade. This design/build project was initiated at an early start with the design/built team working together to design, detail, and build on an accelerated schedule. All major building structural and system components were designed with the building shell while the detailing of medical tenant suites continue with building occupancy.
